What lease terms do you offer?
We accept lease terms between 6 and 15 months.
How much is the application fee?
A $50 application fee is due for each person over the age of 18 to process the applications. A $250 administrative fee is due once the application is approved to secure the apartment.
What is the income requirement?
“To qualify to lease one of our apartment homes, your gross monthly income needs to equal at least 3 times the monthly rent. Applicants are required to submit income verification documents to Snappt, our third-party service, to be authenticated.”
Is renters insurance required?
A Renters Insurance policy of at least $100k personal liability and $10k personal contents is required for move-in. The renters insurance policy must have our Additional Party of Interest listed as well., this information is provided to you upon application approval when the lease is created. Once you sign your lease, you will receive a link from Assurant where you can either upload a policy from a carrier of your choice or purchase a Pay-With-Rent policy.
Can I pay my rent online?
Electronic payments are required. Rent payments can be made through the resident portal. ACH payments are not subject to a convenience fee. Credit cards including MasterCard, Visa, and American Express are accepted; however, these credit card payments incur higher convenience fees compared to debit card payments which also incur fees based upon the amount of money being processed on the card.
Are utilities included in the rent?
The utilities that we charge directly for are a billing fee ($4.25), Sewer (Based on usage), Xfinity Internet ($50.00) and Trash ($23.00). Water, Electric, and the option of Cable (either Verizon or Comcast). Those utilities would be outsourced to the providers, and they will bill you based on your usage.
Is parking included?
Parking is first come, first serve with no additional fee. Garage parking is available for $165 per month. We also offer Electric Car Charging Station.
Is the community pet-friendly?
We welcome up to 2 pets per apartment, there is no weight or size limit. All applicants are required to create a pet profile with Pet Screening that includes a photo and other documentation as well as answer some questions about their pet. A fee is required to setup the profile. Breed restrictions include Pit Bulls, Bull Terriers, American Staffordshire Terriers, Rottweilers, German Shepherds, Dobermans, Chows, Presa Canarios, Akitas, Wolf Hybrids, and Huskies. This applies to full or partial breeds. Applicants with service or support animals must submit documentation to PetScreening for approval. Emotional support animals need to be registered, and pet screening will approve all documents related to them.
What schools are nearby?
The community is located within the Spring-Ford School District. Nearby schools include Oaks Elementary School, Spring-Ford Intermediate School, Spring-Ford Seventh Grade Center, Spring-Ford Eighth Grade Center, and Spring-Ford Senior High School. Residents are also close to Ursinus College, Cabrini College, Eastern University, and Montgomery County Community College-Central.
What transportation options are nearby?
For commuting and regional travel, the Norristown Transportation Center is 8.6 miles away, with access to SEPTA transit and nearby commuter rail stations including Main Street and Elm Street in Norristown. A SEPTA Route 99 bus stop is located at the entrance of the community with service to Phoenixville. Major roadways including Route 29 and US-422 are easily accessible. Philadelphia International Airport is less than an hour away.
